Opener Diagnosis and Repair
Find the Fault Before Pricing the Cure
An opener that misbehaves gets diagnosed as a machine with a handful of failure points, not written off as old. Most of those points are cheap. Knowing which one you have is the whole job.
The Faults We See Most
Stripped drive gear. The motor runs, the door does nothing, and there is a scatter of fine white dust under the unit. The nylon worm gear on the motor shaft has shredded. Nylon is used on purpose, because it is the sacrificial part that fails instead of the motor. A gear kit and an hour, and the opener is as good as it was.
Capacitor failure. The motor hums or struggles to start, and may run in one direction only. A start capacitor is a small cylinder, cheap to replace, and it is worth checking before anyone talks about a new motor.
Travel and force limits. The door stops a foot short, reverses partway down, or pushes hard into the concrete. On older units this is two screws on the side of the housing. On newer ones it is a menu, or a worn optical travel sensor inside the head. Either way it is a short visit.
Safety sensor faults. UL 325 requires photo eyes near the floor on each track, and a door that will not close in daylight but closes fine at night is almost always a sensor squinting into low sun. Knocked brackets, spiders across the lens and staple-pierced wires account for most of the rest. We realign, retest and prove the reversal works.
Logic board failure. Random operation, no response to anything, or nothing at all. This is the one we test hardest before condemning, because a shorted sensor wire, a stuck wall button or a failed transformer produce the same symptoms and cost a tenth as much.
The Diagnosis Itself
- Pull the release cord and work the door by hand, end to end.
- Check the balance at waist height. It should hold, not run away or sink.
- Reconnect and watch a full cycle, listening at the head and at the rail.
- Test the safety eyes with an obstruction, then test contact reversal.
- Meter the sensors, the wall button and the board input before touching the board.
- Report both figures: what the repair costs, and what a replacement costs.
When We Say Do Not Repair It
If the board has failed on a unit whose boards are no longer made, a repair means a used part with no history. If the motor windings have gone, you are paying most of the price of a new opener for the oldest part in the machine. And if the unit predates UL 325 photo eye requirements, replacing it buys a genuine safety improvement rather than just a working door.
We will say all of that plainly, with the numbers next to it.
Balance Is Not Optional
If the door is out of balance, no opener repair holds. The springs are supposed to carry the door so the motor only guides it. A tired spring hands that weight to a motor rated to push a few tens of pounds, and it will not survive the year. We correct the balance or we tell you who should, before we hand back a repaired opener.
